Material Selection
Not all asphalt shingles are built the same. Choosing the correct product for your Seattle-area neighborhood — its tree coverage, wind exposure, and HOA requirements — determines whether your new roof lasts 20 years or 40. Here is how we walk homeowners through the decision.
Architectural shingles — also called dimensional or laminate shingles — are the gold standard for asphalt roof replacement across Bellevue, Redmond, Kirkland, Bothell, Sammamish, and Issaquah. Unlike flat 3-tab shingles, architectural shingles bond two layers of fiberglass mat together to create a thick, contoured profile that mimics the shadow lines of cedar shake at a fraction of the cost and maintenance burden. In King and Snohomish County, they are the most frequently specified material for tear-off and replacement on homes built between 1975 and 2010. Standard architectural shingles carry a 30-year manufacturer warranty and are rated for winds up to 110 mph — adequate for most Eastside wind events.
AR-rated shingles are the correct default for the Pacific Northwest. Standard asphalt shingles in Seattle's climate — persistent overcast skies, sustained moisture from October through April, and canopy shade from Douglas firs and cedars — develop blue-green algae streaking within 5 to 10 years. AR shingles embed copper granules into the ceramic coating, releasing trace amounts of copper oxide that inhibit algae colonization for 10 to 15 years post-installation. On homes in Issaquah, Totem Lake, Sammamish, and wooded neighborhoods in Redmond and Kirkland where canopy shade limits UV exposure, AR shingles are not optional — they are the correct specification.
TL-rated (Class 4 impact-resistant) shingles are designed to pass the UL 2218 steel ball drop test — the highest impact rating available. While hail events on the Eastside are less frequent than in the Midwest, Bothell, Kenmore, and the Snohomish County corridor see enough mixed precipitation events to warrant the upgrade on any roof over 10 years old. Beyond hail, TL shingles offer higher resistance to branch and debris impact — a meaningful benefit on properties with mature conifers. Many insurance carriers in Washington state offer premium discounts of 10 to 30 percent for Class 4 roofing materials; we can document the installed product for your insurer.
3-tab shingles are a flat, single-layer asphalt product that was the dominant roofing material from the 1950s through the early 2000s. They are still occasionally specified on budget-sensitive projects, detached garages, and accessory structures. Their 20- to 25-year lifespan and lower wind resistance (typically 60 to 80 mph) make them a poor choice for occupied Seattle-area homes as a primary roof — particularly on properties with steep pitches, significant wind exposure, or mature tree coverage. We will install them when requested, but we always clearly present the architectural alternative and its long-term cost comparison before the job starts.
Our Process
We inspect your existing roof, document its condition with photos, confirm your deck is sound, and provide a written line-item estimate. No ballpark figures — you get exact scope, exact material, and exact price before you sign anything.
Every layer of existing shingles and underlayment comes off. We inspect and replace soft, rotted, or delaminating sheathing before new materials go down. Starting on a compromised deck voids manufacturer warranties — we don't do it.
Self-adhering ice and water shield is applied at all eaves (minimum 24 inches past the interior wall line), all valleys, and around every penetration. This is the most important leak-prevention layer on a Pacific Northwest asphalt roof.
Premium synthetic underlayment is installed over the full field of the roof. It outperforms felt underlayment in tear resistance, moisture resistance, and longevity — and it gives your home a secondary water barrier during the 1-2 day installation window.
Architectural shingles are installed to manufacturer specification — six nails per shingle in our standard high-wind pattern. All step, counter, and drip-edge flashing is installed in metal. Pipe boot flashings, ridge cap, and all penetrations are detailed and sealed before we leave.

Roof and gutter cleaning complete - they even went above and beyond and did a free roof inspection to make sure that there were no potential problem areas that could cause a leak if unaddressed. Real Great Roofing did an amazing and fast job with the cleaning. Took good care not to damage the surrounding grass and gardening work, and were quick to complete the job.

They went above and beyond to make sure I was satisfied with the results, and I truly appreciate the effort they put into every step of the project. The quality of their work exceeded my expectations, and the finished results look incredible. It's rare these days to find a company that genuinely cares about its customers the way they do. I would highly recommend them to anyone looking for reliable, trustworthy, and skilled professionals. Definitely a 5-star service that I will use again in the future.

I really did not want to leave this review as five stars and I will tell you why: I WANTED TO LEAVE 6! Did these gentlemen respond to my call, even when I did not leave a voicemail, as I was cold calling multiple places for an emergency fix? They did. Were they courteous, up front, honest, and most importantly, no pressure? They absolutely were. Did they offer to purchase new shingles, in the correct color, at no extra charge to me, after I shared I had mistakenly bought the wrong color? Yes! Did they arrive promptly, same day, after allowing me to send some photos of the repair area to provide an initial estimate? Surely they did. Most of all, was the work of the absolute highest quality, completed in good time and order, with care for craft and my piece of mind as the top priority? I can say, beyond a shadow of a doubt, YES! If you want the job done quickly, done right, by honest folks with integrity and character, call Real Great Roofing.

Most single-family homes in Bellevue, Kirkland, and Sammamish are completed in one to two days. Larger homes in Issaquah or Bothell with complex rooflines — multiple valleys, dormers, skylights — typically run two to three days. We give you a specific timeline in your written estimate.
Architectural shingles are laminated (two bonded layers), thicker, heavier, and carry a 30-year warranty with 110-mph wind resistance. 3-tab shingles are single-layer, lighter, rated to 60–80 mph, and typically warrantied at 20–25 years. For any occupied home in King or Snohomish County, architectural is the correct choice.
